If you save $1200.00 per year, your increased appraisal value will be approximately $36,000.00. If you take a "stick built" worth $250,000.00 add 5% for green building the cost will be an additional $12,500.00. Given the increased equity of $36,000.00 less the 5% of $12,500.00 you are ahead by $23,500.00.
